Dallas retail project under way

DALLAS -- Work came to a halt in 2007 on the Jasper Crossing Retail Project at 250 W. Ellendale Ave., but permits have recently been issued and Dallas could see new services, retailers and restaurants as early as October.

Federal and state wetlands regulators last year gave developers the red light until they jumped through a few conditional hoops. When they finally received the go-ahead last winter, nothing could be done because of the weather.

The former empty lot is now seeing a lot of action by Dalke Construction, including constructive cut, fill and compaction work to prepare for structures and streets.

Jason Locke, community development director for the city of Dallas, said residents should keep an eye out for signs to see what businesses are moving in.

Mitch Teal, principal broker of Commercial Investment Associates, said he can't disclose potential tenants as he doesn't have any signed leases, but he expects to have some names soon.

Teal said interested retailers include fast food providers, local restaurants and pubs, personal hygiene service providers, medical providers, dietary consultants, clothing companies and automotive service providers.

"Some (retailers) would like to see Bridgeport (Village) come to Dallas, but we don't have that kind of buying power," Teal said of the retail development near Tualatin.

He said after the major retailers are decided, he will break up the rest of the space into smaller, bite-size pieces. The development can facilitate approximately 40,000 square feet of lease space. There is room for expansion on the lot to 110,000 square feet that may be added later.

Of the 12.5 total acres, Teal said a little more than two acres "are under contract for purchase and four acres are being developed by Jasper Crossing, LLC."

Locke said developers are working on phase one right now, building the shell of the first structure. The rest of the buildings will be constructed as other project phases as the market dictates, Locke said. He said it all depends on how many retailers want space.

Locke said one of the best aspects about the development is the creation of Northwest Jasper Street, which Teal said should be open by July 4. The road will provide an alternate route to Ellendale.
